Typically the airbnb estimators focus on your potential revenue. You have to determine costs yourself. Typically you can estimate typical housing costs. Furnishing will be determined by how nice of furniture you want to use.

Are you looking to find a long-term tenant? We typically find you can get similar rents to a condo. Check out biggerpockets rent estimator that could give you a good idea of what you could rent out each unit.

Take practice quizzes. As many as you can- even if you don’t know the material yet. I learned the most when I got the answer incorrect and had to check why. Then retake the test until you get a 100% correct.

2. Start using the calculators. They are a great start for analyzing deals and getting familiar with the numbers. (I have a more complicated one, if interested)

3. Listen to the podcasts.

4. Attend a Meetup in your area or meet someone local and grab a coffee or a beer.

5. Message people and request to be friends - this is a great way to start building relationships
