@Glenn English Check out Cameron Real Estate. They are a local brokerage and might be a good fit for you as a new agent and your interests in flips. FYI I have no affiliation with the brokerage but like them as a company and am amazed at their growth.

Hi @Joe Ruggiero Typically the tenant pays for electric and garbage and you handle the water bill. Make sure to account for insurance, property tax, vacancy, maintenance & repairs and property management as maybe in the future you won't be able to manage it yourself or get burnt out..Reach out if I can help you in any way.

@Gillian De Lear Yes, you are absolutely right that once a property hits the market, price goes up to the point that doesn't make any sense. It becomes a fight among investors to who is going to make less money.

And its for this reason that we don't look at anything on the MLS anymore.

The best deals are done off market. You have to market directly to sellers either through direct mail, cold calling, door knocking etc.

Nate Wentworth In this meetup you will meet people that are in different stages of real estate investing; from someone that has a desire to invest but hasn't made a jump yet to lenders, agents, experienced investors etc. it's really low key and very informative (and free).
