@Daniel Pettit Check out Norfolk Kitchen & Bath in Braintree as well. They have a good selection and are reasonably priced.

I took the class at the American Real Estate Academy in Waltham and they were great. As others have said, you might find a special on groupon.

Once you pass the exam you will need to hang the license at a broker's office. Let me know if you need any referrals on that.

The best way to get your feet wet is to get your real estate license and run comps on properties that you are interested in. Running comps and plugging the numbers on the bigger pockets calculator will prepare you for when a good deal shows up. Also connecting with local investors will motivate you and you will gain insights on local market. Search online for the following real estate networking groups: Black Diamond- Waltham, Metro West Real Estate Professionals - Framingham, Boston Real Connection, The Boston Investor networking event. It really depends on the square footage of the apartment but I would say $80k-$100k most likely will cover it. But there are a lot of variables to really get you an exact number.

Hi @Ailen Li I have had projects in Boston where we had to put in brand new kitchens and bath. Price on kitchen and bath will vary a lot based on the type of finishes you have, however $25k will be a ballpark price especially if it's a rental unit.

This is how the cost breaks down for us:

$5,500 white shaker cabinets

$3,200 granite

$1,300 kitchen installation

$3000 appliances

$5,000 plumber + electrician

$5,000 brand new bathroom including new flooring, tub and vanity, toilet, faucets, paint.

$2,000 demo, permit fee and miscellaneous items.

This is just a quick run down and like I said price will vary if you want to gut the whole place because at that point you have to add insulation etc.

@Drew Denham That seems absurd. Here is Massachusetts I usually do half up front and half after job is done. I have also had a couple of roofers ask for all at completion of the job and nothing upfront.

I have been investing in Boston for the past 3 years.

Your question of where to focus in Boston, really depends on your end goal. Are you looking for buy & holds or fix & flip? 

I'm personally against condos but that's just my opinion.
