@Alan M. No worries, maybe next time.

So let's say we are all in on this deal at $2,100,000 (Purchase Price+ Rehab+ Holding/closing/refi cost)

If the building appraises at $2,500,000 and we refi at 80% LTV we will be taking a loan of $2mill.

At this point we will only have $100k of our money invested in the property, 20% of equity, cashflow positive and the property is brand new and in a great location.

Is your plan to acquire multifamily in Mass or out of state?

Also, what is your buying criteria?

We currently own 25 apts in the Greater Boston area and have a goal of reaching 100 doors by end of 2019.

@Alan M. It depends what your long-term goal is. In my opinion, BRRR works in high and low purchase price areas. We are currently doing BRRR on a 4 family building in Brighton. Purchase Price $1,550,000 / Rehab $450,000 / ARV of $2 million. Once we refi we will have very little money in the deal and the building will cash flow about $2,000/month.

@Maxwell Lewis Glad to see another local investor in here. I'm happy to see that you have a specific goal of buying your first investment property in the next 6 months. Boston it's a tough market but if you are persistent you will be able to find a property that works for you.

We will be hosting a networking event/ case study of a 4 family property we bought in Brighton and will be keeping as a rental. We will be going over how we found the deal / How we financed it/ How we added value / And how we will apply the BRRR strategy to it. The event is on Jan 19th at the property. @Henry DeCoste Welcome. In Boston check out the Black Diamond Networking events. They are in Waltham. Highly recommended. 

We also host a networking event/case study every month and its always at a different location (usually at one of our flips).  Next one will be in Brighton. Search the event page here on BP for more info on it.
