We just installed a new sprinkler system for our 3 fam in Roxbury. We paid $16,500 for a tank system (they installed 2 large tanks in the basement and didn't connect to the city water).

Let me know if you need the contractors info.

I would recommend you get in touch with a local agent and go visit properties and run the numbers. Do this as many times as possible so you can become a PRO at analyzing deals. 

House hacking is a great way to get started in Real Estate.

@Zakk Surprenant Yes, it pretty easy and straight forward and relatively cheap.
