Having that W2 income makes things so much easier for getting a loan. I would recommend getting together with local investors as that will accelerated your growth and keep you focused in real estate. There is a bunch of meetups around Boston. Boston Wealth Builders, Black Diamond and Metro West Real Estate Professionals are a few that come to mind and are FREE. @Ann Bellamy hit the nail on the head. It's the same as any other transaction. Just make sure that the numbers work on the deals wholesalers bring you. Also make sure to read the Purchase & Sale agreement and look at the closing date as you need to finance and close on the deal by that time. Let me know if i can help you in any way.

Adam Loud Congrats on your mailing campaign. The most important thing in this business is to find deals. If you find a great deal, you can wholesale it,partner up, and even hard money lenders will jump in. So once you find a great deal, money will find you. Hi Zachary,

You can start a few different ways..Most likely you would get better cash flow from buying multi family buildings..You can pay all cash and maximize your cash flow each month or use your money for down payment if you can qualify for a mortgage. You will also need a good real estate agent who understands the area and can find you on and off market opportunities. Let me know if I can help in any way
