@Joe Benyi - I have to use the BP tools to analyze a property. It is the easies way to calculate. I always include: 10% for repairs, 5% vacancy, 10% CapEx, and 10% Prop Mgr. I dont see that in your calculations.

Hi BP Fam - 

I want to get pre-approved to buy an investment property out of state.  I contacted my local credit union and they suggested that I find a lender in the area that I am interested in investing.  I am interested in a few places.  Can I get preapproved and then go to a local bank/credit union to get the loan?  How would you go about getting pre-approved?  Should I just google a large lending company?

Hi @Wale Lawal - I am looking for 3 bdrm/2 bath.  Like I asked Karl - What your thoughts on new construction? Would you recommend for someone investing out of state? I was looking to BRRRR but I think that New Construction would be a good way to get my feet in long distance investing.
