Hi @Charles Hefele - I am from Oahu and buying my first duplex San Antonio.  I am working with @dannywebber and his team.  He has people in all different parts of Texas.  In San Antonio I am working with Megan Castro.  She is really good.

Hi @Kaiwi Attwood - Cash flow in Hawaii is crazy hard.  I am looking to at least house hack - but even that is super hard.  I am in the process of buying a duplex in San Antonio - I know people will have mixed reviews about Texas but that is what is working best for me at the time.  I like Texas because they have a lot of multi-family properties that were built after 1980.  I didn't want a property that was too old.  All those that I have replied to your post have a lot more experience but I thought that I would respond as someone who is crazy new to the game.  I would recommend reading David Greene's book - Long Distance Real Estate Investing.  It really helped.

@Borna Dastani - I am currently in the process of buying a duplex out of state.  It has been going well so far.  Fingers crossed.
