Hi @Karl McGarvey thanks for the recommendation. I did check it out and got the higher rents like the analyst tool said. What your thoughts on new construction? Would you recommend for someone investing out of state? I was looking to BRRRR but I think that New Construction would be a good way to get my feet in long distance investing.

Hi BP Fam - 

I am interested in investing out of state. I am looking for a BRRRR in Houston, San Antonio, Atlanta, or Tampa. But I am finding some new construction in Houston and San Antonio that looking interesting. What are your thoughts on buying a New Construction Duplex and renting for a long distance investor?

Hi,

I was looking at new construction (0 Westcott St, Houston, TX 77016).  When I used the Insight Property tool on BP it had the median rent at $2500 per unit.  But when I looked at the description it says that potential rent is $1200 per unit.  I tried rent at $1500 for each unit and it still cash flowed at $282 per month.  the GreatSchools rating is low for Elementary, Middle, and High School.

Is anyone familiar with the new subdivision?  What do you estimate rent at?  Do you like the area?

@Reginald Vaughn are there any rules that you have to live in the property for a certain amount of time?  In Hawaii (at least in the new subdivision I bought) had a minimum amount of time that you had to live in the home before renting it out.  I think it was around 2 years.

How confident are you that the Air BnB laws in your area are not going to change.  They banned Air BnB on Oahu (you can have one with a permit but they dont have a permit plan in place - a** backwards).  Now there are a lot of people with fully furnished homes that need to rent out 'long-term' (>30 days).
