Hi (from a newbie)!  I am currently reading Long Distance Real Estate Investing by @davidgreene.  I am about 2/3 thru and find it really helpful.  The podcast is super helpful too - they also ask for real estate book and business books recommendations.  I would check that out.  I think they list the books in the show notes.

Hi @Elkin Vanegas. I have one SFH on Oahu and my last two tenants were members of the military. I have not had any issues and they have been great tenants - the only issue is the turn over. Each family will stay 3-5 years. The time that I had between my last tenants and current tenants was ~1.5 months (but that was with Covid - so keep that in mind).

During this time I also have not had to worry about them losing their jobs - so that gives you (and them) piece of mind.
