Welcome ... hope your efforts are fruitful. Have you tried joining local REAI club? We bought our residence via bandit signs about 4 years ago & landed a land contract deal w/no or you might say a deferred down payment & about 1 yr ago got out of the land contract by securing mortgage @portfolio lender/local bank. Although i don't do bandit signs anymore (against city ordinance), i now do multiple different strategies to find discounted properties.

Greg Parnell welcome to B.P. Congrats on ur duplex investment. My wife is from the New Richmond area... Emerald/Glenwood City, we reside in Eau Claire. I would suggest learn to market/prospect for your deals. That's wat i do as a wholesaler. Good luck to you my friend.

i work for a GC that does remodels & custom homes.... he's doing a couple Million dollar homes this year & i've also heard of a good handyman 

maybe use Loopnet to practice number crunching so wen u do come across a good deal, you will be able to pull trigger confidently

REIA's r excellent place to find buyers. The problem w/finding wat u may think are good deals to bring to the REIA is you may have a deal that is not a deal that the buyers want. Take the proactive approach and network like Jacci Konkle said. But ask the buyers there what areas they are looking to invest in & any other criteria they may have. Then go D4D in those areas.

Also hit up your public auctions...i.e courtroom steps for foreclosures...especially the people there that are making offers.
