I've been to Clear Lake, but i do not know of anyone from my home town Eau Claire that is flipping over there.

How have you verified rents?

The more motivated the seller is, the more deeply discounted you can buy properties for. Also you could , if they aren't willing to discount the price.... go after the terms. But to buy right means you get either price or terms that make it a good investment.

Now is Always the Perfect time to invest. More fortunes are made when most people are nervous to invest. BUT you gotta know the right strategy to employ. Structure those deals in ur favor.

hav ur current tenant take pics/video(give them instruction) ...offer them compensation i.e cash/check/credit for rent/gift card/etc/etc/etc.... don't let a little ol'virus stop you. Sanitize ur hands and get out there and just do it. Does one let the flu stop them from bringing home the bacon? Does anyone know how many deaths were/are there from the flu? Robert Kiosoki calls the virus a hoax, i don't know if i'd go that far, but it definitely looks like a skapegoat for the depression.

What works is to buy low/@deep discount which is done in my world by marketing/prospecting/referrals. D4D's is excellent. There are tons of ways.... SEO/PPC, market to lists, etc

Welcome ... hope your efforts are fruitful. Have you tried joining local REAI club? We bought our residence via bandit signs about 4 years ago & landed a land contract/creative financing deal w/no or you might say a deferred down payment & about 1 yr ago got out of the land contract by securing mortgage @portfolio lender/local bank. Although i don't do bandit signs anymore (against city ordinance), i now do multiple different strategies to find discounted properties.
