If you're an accredited investor, I'd think you should look more at performing note funds. If not accredited, maybe buying performing notes. You can buy them with performance warranties to mitigate risk. Plus you have the collateral to make for a pretty safe investment. I bought two notes returning >13% thru PPR.

As someone who has read nothing but negative reviews and doesn't  understand how this could work out well for anyone, I have to ask your reasons for endorsement. I would really like to know how you can get consistent high returns. And could you quantify the term high return?  10%? 15%? Higher?

maybe I'm missing something but I don't see the profit margin enough for two people making any money off this strategy.

Was wondering if you guys could comment on the above statements about using personal and sdira monies for investments. I've been warned against such. Maybe I misunderstood.

there may be value but not thousands of dollars worth. Every state has different rules. They can't get into depth in any one area. I recommend zero risk real estate by Chip Cummings. Then decide where you want to invest (GA is a deed state). Then look online at the counties website and see the rules and procedures for that county. 

Keep in mind the redemption periods. Can you have money tied up that long?  I like indianas 1yr redemption. I don't know how people have the patience to wait longer. I'm old. I may not live that long. 

There. I just saved you thousands of dollars. I'll invoice you later.

I think I know which county now. I won't say which in case you don't want to announce it. I'll pm you and you tell me if I was right. If I'm correct, that looks like a Commissioner sale. Be very careful. There are probably gems in all that trash. 

A site that will be very helpful is Sri-taxsale.com   They have an uptodate property list. If you select the view GIS link next to property you can view property, view property card, and tax report. 

If I am wrong then never mind.

@Anthony Brooks if you pm me your email address I can send you a spreadsheet of every counties method, redemption period, online/ offline, bid method, etc. Then you can decide what you're comfortable with. Every state is different. Every county does things a little different. 

I'm partial to Indiana but popular states are AZ and Fl and on BP, Al seems popular. But giv me 10-15% and 1year redemption in IN any day. But the auctions are not online yet. Also, it is possible to do all your due diligence online (now comes the screaming from maverick TLC investors).
