Living in Indianapolis for 62years, I find this hard to believe. It's true, no doubt. I'll believe it after it sinks in. Unbelievable.

Wow!  I just watched @Scott Carson webinar replay and he asked Craig Everett of Cairn Advisors this question. Craig was going to send him a list of states that allow 2nds to apply. Maybe he'll respond.

Strange it hasn't gone thru a tax deed sale. Look it up at the county treasurers website and see who the bill is sent to. That's the owner. But make sure yore looking at the right house.

how would you quiet the title with a mortgage note lien?  Doesn't matter they are out of business. That note still has value. They'll eventually, if not already, sell or assign that note, wouldn't they?

@Laureen Youngblood  states are either tax deed or tax lien states ( with exception of about 5 that are both). You can find a list at the counties' web sites or when they are posted. Some are held live and some are held online. I personally don't like online sales but that's the direction they are headed.

Illinois is an 18% penalty using a bid down method with a 2 year redemption period.

@Account Closed is a weekly blogger on Bigger Pockets. He also sends out a weekly newsletter. I have bought two seconds from them. @fuquan Bilal at NNG , I think has a fund. @scott Carson, if not already, is starting a fund. If you don't know what notes are or want to do the work yourself, I highly recommend signing up on their web sites for free training. Dave and Fuquan like seconds and Scott likes firsts.

I understand IRR (kinda, sorta). It's just that I can't believe it is 20% because the highest interest rate for redemption is Iowa's 24%. And that's only if it's not redeemed until the 12th month (2%/month). Sorry, not on redeemed liens. Not buying it.
