Offer him 5% more for the property but with 0% interest and 75k down.

So, the borrower won’t have title insurance?  Why would you quitclaim if you have clear title?

You can pay the taxes to keep it from going to tax sale but you’ll need an attorney to get ownership.

You really are in a better position that you might think. Don’t run out and get a lot of debt just yet. Credit score doesn’t mean a lot to a bank. It’s your fundability. There are 39 data points you need to know about. There is a company that does a two day webinar I highly recommend for $97. It’s really intensive and helped me out a lot. It’s not about credit repair.  Afraid to mention them or this post might be removed for advertisement. So pm me and I’ll tell you.

 Okay, but the numbers needed to calculate payment are loan amount (after down payment), amortization (you can calculate what payment is by knowing how many years you are calculating for understanding that you pay the rest of the principal after 3 years), interest (12%).
