I like Dustin.  He motivated me to get going in tax liens. I thought, unfairly I'm sure, if this stoner could do it, I sure could. I firmly believe in education. If you have $4995 laying around, why not. If you don't then I recommend you use that money to buy some liens. Dustin is in business so you could expect some upsell. I'm not in the Masremind so I can't say anything about it but I do know something about the business. He lost one of his main coaches, Damon Knutson. Damon is just starting something now and I would suggest following his Facebook page "Tax Liens & Deeds and Beyond".  He favors AZ liens. I prefer IN liens.

Just remember that all states are different. Each county does some things different. The best education starting out is to read the  county's website. The specificity is there.

@Raymond Mintz @Alan K Auman  yes many counties are having Commissioner sales (surplus sales) next month. Marion County has 3 of them a year.   120 day redemption period.

@Denise Southard

I'm a noob myself with only one note to my name (many more to follow. Check out blogs and forum posts by Dave Van Horn and Dion Dipaoli. And I'm disrespecting a few others that I can't remember their names now. Go to pprnoteco.com. There is some free educational content. Sign up for the newsletter.

Also Google Scott Carson.

Also thepapersourceonline.com

It's hard to learn from scratch from BP but after you learn the basics these guys rock.

@Rahman Russell

Not all states are tax deed states. The others are tax lien states with a few hybrids sprinkled in. If you are looking for property lists, you need to go to the county's website to see how to obtain them. Every county and every state is different. Some you have to pay for.

I'm on it, @Jay Hinrichs .  I'm semi-retired so if you need anything else PM me or call. I got time. Some of the best advice for success, I've learned to be true, is you get back what you give many fold.

@Alexandra Gortchilova  agree with the not telling people you have money yet. Look on Meetup.com or the app.  There is also the INREIA meetings held on the 2nd Tuesday of every month. And an unofficial BP meeting towards the end of month.

What are you interested in?  Flipping? Loaning?  Buy and hold? Notes? Liens?

On FCI's Diamond notes (the one's that they service), does one assume that a workout was unsuccessful and that FC is the only exit strategy?

Also, is minimum offer really the minimum?  Some notes seem overpriced.
