The problem is that filtering through bad ones is just as much of a time waster.

I've been on BP for a bit and I've noticed something. I love the landlord forums, but any time someone poses and issue there inevitably is someone(s) who bring up hiring a PM. Can we just agree that a PM is not a fix all and can in many cases make things worse with a high monthly fee? I don't really see the allure here. My point is this- just because there's an issue (as there always will be) does not mean someone is not fit to landlord.

I guess I should clarify. I have the 25% but 20% is better hahaha! Chris Mason if I go commercial then interest rate is higher rate? I'm not really opposed to it. I did find a local cu that could do 20%, but it was only a 15 year note (it would eat a huge chunk of my cash flow). I will probably end up with the 25% conventional and be happy about, just trying to shop my options!
Does anyone know of a bank or lender in Texas that can do 20% down on a 30 year not for straight investment property? Every one I've talked to requires 25%, which doesn't sound that different, but with a 315000 purchase price it's fairly significant.

Anne Dahl I'm in a similar situation, and every time I come against how to manage my software I keep coming back to Excel...I love using google drive and it basically makes it your own software. It takes a lot of leg work up front but it can be done. The other software have prettier interfaces, but excel works very well. I don't agree with John Anderson a complete switch is totally unnecessary and completely preference based

Brian Olson I would definitely not do this. Responsible tenants do not equal responsible managers.
Jennifer Rysdam to answer your question directly, yes you can. Jerk is not a protected class. You CANNOT deny based on family status, but if the members of said family are terrible you absolutely can.

Chou Yang I look at it like this. Our friends and family are the closest relationships we have. Our business can't be based on relationship at all, because, unfortunately, people WILL take advantage of your position and they don't care about your bottom line. Without fail there will be some sort of concession expected. The only scenario I would consider it is if they were going to be an on-site manager of sorts (in other words they were working for me).
