Tenant self-managed repairs

I'm looking for a little advice on having tenants manage repairs themselves with some general guidelines. I've had the same tenants in a rental for the past 4 years without any issues. I've been paying a property management company but now taken over management myself. I'm sure this has been discussed here, but I'm not having much luck finding it. Can someone share what I should be searching for? I'm interest in what works and what to be sure to include in the guidelines to avoid excessive repair or other surprises. Off the top of my head I'm thinking a limit of $300 per month max. If it exceeds this limit it requires my approval. Repairs must be caused by normal wear and tear; not tenant damage. All receipts must be submitted within 30 days of the repair completion. Any other thoughts or advice? Thanks!

What does not work and no landlords should ever allow is tenants being responsible for any thing or ever being allowed to do any work what so ever in a rental.

Major mistake to allow or assume a tenant is even the slightest bit responsible or skilled.

Most have skill levels below that of trained monkeys when it comes to responsibilities in a home.

Never ever ever give any tenant any responsibilities over your investment. Never ever.

I feel sick just thinking about it.
