I'm in the beginning stages of forming a 50/50 partnership and starting an RE investment company for real. Curious to see how you have structured your partnership (what specific clauses you've used and such) and any other general thoughts you may have. Thanks in advance!

Sid Leibowitz right. But what you said was "the law is NEVER on the side of the landlord" which is true if NY and other metros but very untrue of other states.
Mark A. The only thing I would add is that a property that sits accumulated dust. My last turnover I cleaned and then it sat for a week. When I went to do the pre-move check there was considerable dust. If they signed then took a week to move in that sounds like their problem, but erring on the side of above and beyond is probably the best move!

Aaron Sanchez that sounds good to me- if you're worried about legal recourse I'd consult an attorney, but it seems like you have grounds to charge the deposit. The only place it gets hairy is whether or not it was his backyard- I could see that being an issue.

Aaron Sanchez as long as you can show that it's their sole use yard area then I suppose. I know in Texas you have to produce receipts and have the work done to take anything off the deposit.

Yeah, those look great. I plan to check those out as well, I'm more talking about something pretty low key and conversational.
