Does anyone know of a bank or lender in Texas that can do 20% down on a 30 year not for straight investment property? Every one I've talked to requires 25%, which doesn't sound that different, but with a 315000 purchase price it's fairly significant.

@Andrew Acuna maybe check a little more at the 'local & regional' banks and CUs. We got 4.5% on a 25 year amortization and a 10 year lock, with only 1% adjustment a year after that max. Maybe I got lucky, but maybe there are some like that in your area too.

The 25 year amortization instead of 15 makes a huge difference in the cash flow on our properties.
