Post: Transfer out of FHA with LLC

Okay, here's the deal. Two years ago, I bought a 4plex using an FHA loan and have and continue to occupy one of the four units. I love it, but I want to do it again and get out of this FHA so I can get another one... My question is this: how can I legally get out of this FHA without refinancing? Can my LLC assume the property? Can I sell the property to the LLC? Looking for some options, thanks for your thoughtful responses!

Troy Iversen if it’s for a rental then I assume your goal is cash flow. As long as the numbers work out I’m all about the 30 year. I think my strategy will shift as I go, but right now I want to maximize the monthly and free up cash to reinvest.

Patrick O. I didn’t have that problem, but I definitely didn’t like them. They take a long time and they charge you. I would check our cozy.co there’s no fee for the same thing- it takes the same amount of time to process, but the interface is way slicker and I just trust them more! Hope that helps!

I saw some charity thing with Marc Cuban and he accidentally dropped an F-bomb. The moderator casually replied, “I think they’ll fine you $10,000 for that...” he asked if the money went to the charity, she said yes and he proceeded to drop several more! It was that moment that I realized he just “said” my yearly salary! That’s the kind of freedom I want!
Like any investment I think the key is diversification. If my employer is marching 5% I think I would be silly to not max it out, that’s literally free money! Other than that I don’t put much into it, but I like the idea of a self directed. Good discussion

I’ve had three instances where one of these companies have done something that I strictly prohibited. My tenants have done the right thing and asked me first to which I gave my instructions how I would like the dish placed. Recently one put it in the most ridiculous place. What (if anything) can I do against the company? The tenant did what he was asked and I don’t really want to penalize him for it. Let me know your thoughts please

I have essentially settled on a one time pass, but I always charge late fees. No exceptions. I actually like the late fees and have been fortunate to not have to evict, although I think I’m close with one...

Steve Vaughan yep he’s extremely available. I think the LLC has been the most obnoxious question on the forums. That and “looking for investors”. Just do something people!

Steve Vaughan I just emailed him directly and he responded directly...within an hour. He literally said that he was very reachable on the podcast. Some lack common sense and the ability to actually take action. I listened to that one 4 times and the part about series LLC 10 times. I love it! Thanks for your comment!
