Travis Bodnar I found a different way to talk about it. Rather than, we have to take risk for it to payoff I showed her what it looked like for us to not have a mortgage by house hacking!

Hey all I want to make my maintenance requests more official. Currently they just text me if there is something. I want an app or software but I'm not ready to invest in the software. I use cozy for applications and rent and I love it but it doesn't have a maintenance feature. Short of a paper form (I hate paper) what do you use?
Preston Ellis Biggs agree with what the others are saying. I would also fire your agent- he or she should have made sure you hand the lease and a clear understanding about the deposit and how rent would be paid.
Lee Cruz yeah no problem. As simple as who you call first when there's an issue to what questions you ask prospective tenants and how you handle everything. If you have a good system and build reliable teams you can manage your own
Lee Cruz I don't have a PM. Among those who have them I see 10-12 being the common number. There are plenty who self manage beyond that. The key is having systems.

Texas seems pretty straightforward when it comes to setting up an LLC with a partner. Would you recommend doing it myself or hiring an attorney. Please give a straightforward answer- i know you're not an attorney and will not sue you for an "I would do _____" answer. How would you go about it?
Blake Pruett I don't mean to be a downer here, but that deal doesn't look that great. What does it look like after all expenses because it's sitting at .8% using the 2% rule.
