How much rehab is needed $$$ wise?

Real estate attorneys can negotiate a short sale in your behalf without a Realtor being Involved.   I highly recommend talking to your attorney about it and if they don't know how then you should hire my attorney!

You should NOT attempt to work on a short sale by yourself in Washington liberal save people from themselves because they can't state.  The laws could hurt you!

Hi @Tyrone Green.  I understand your desire for a good real estate attorney.  Washington is a very tricky state to do business in and you need to cover your *** legally.  I spent many a $300/hr meeting with different attorneys who I paid to interview and find out they weren't who I was looking for.  That is money I'll never get back, but well worth not hiring one of these guys with their $5,000 retainer they were asking for.

I found Doug Owens through REAPS.  He understands the strategies investors use, and in very familiar and up to date with real estate laws.  He also works on a job by job basis, no $5K retainer needed!  http://www.seattle-realestate-lawyer.com/

Hi @Neomi Riley.  I agree with @Venky B. and @Eva Salas.

Much more detailed information is needed to validate another property as a comp.  I wouldn't even consider your "comp"  as a comp because of its larger size.

We need to know about recent sales of same type properties (same bed/bath/size/year built) in the same neighborhood on the same size lot with the same view or no view property,  with updates (windows, flooring, floor plan, kitchen/appliances, updated bathrooms/plumbing and electrical fixtures) that are within a mile or so of the subject property.  Other factors that affect value are neighboring houses, busy streets, proximity to commercial properties, school districts, ease of access to freeways and other amenities a buyer will be looking for.  You want to be sure you are finding comps that are fully updated as updates are the "repair" part of the after repair value.

Hi @Teresa Catford.  As a renter and parent in Marysville, I can tell you there are plenty of families who are OK with the public school system in Marysville (IMO all public school systems in any area suck for their own reasons) and Marysville has a strong sense of community not found in Seattle.  I do not believe the home being in the Marysville school district would deter renters and there are plenty of renters out there with no children to rent to as well.  Also, rents in this area seem to be on a steady rise and the area you're buying in rents fast with the right marketing and pricing.  I would recommend listing your property with a Realtor and I have the perfect one for you. Welcome to BP @Robert Martin! A big thanks to you for your service!  Like @Chris Newman said, Everett is a very tricky area and should be carefully researched before buying.  The "good" and "bad" neighborhoods are all scattered about in no particular order and the contaminated soil in North Everett is real!  Also, Everett is a very old area and many of the homes have never been updated including tube and nut wiring and lead sewer pipes.  Be sure to ask locals and don't rely on a Realtor unless you are 100% you can trust them.  I do have such a Realtor if you want a good one, message me for info.

Also, thanks @Bryant Butler for your service, Chris Newman for your past service, and @Elizabeth Colegrove for your sacrifice!  I have many friends who are active and know the strain put on them and their families when duty calls.  THANK YOU ALL!!

 EXACTLY why I have people coming to me with "deals" not under contract.  I actually TELL them they can make more money if they do the work to get the "deals" under contract.  They'd rather not do the work for less money!  LOL
