 Right! I think you're missing my point. Previously you had to have a GC on title and now you can hire one. That's a wonderful thing to those of us not doing our own work and although I may not be able to "superintend" the job, I am certainly in charge!

YES!!!  It is now OK for you to buy, make improvements on, and sell a house as quickly as you want without a GC on title!!!  WOO HOO!!

Have you found a property yet? You can purchase it as yourself and move it into an LLC later depending on your lender's requirements and your asset protection needs.

Seller's market @Tricia O'Brien!!!!  Inventory is actually less than 30 days for the most popular square footages (and that's the lowest inventory we've seen in quite some time).  I'm North of Seattle in Snohomish County and things are out of control!

I'm not an attorney and Washington state law is a real pain in the a$$, so I'd recommend contacting a WA attorney that works with investors such as : http://www.seattle-realestate-lawyer.com/

Big thanks to @Troy Fisher for his hard work organizing and running this event!

The environment was nice and relaxed while at the same time Troy made sure everyone introduced themselves to the group.  He kept the interactions going the whole night and the night was a huge success!!  The people were great, the food was great.  I liked the location.  It was very nice meeting everyone there!!

NEXT MEETUP EVERYONE SHOULD BRING THEIR APPETITES AND EAT DINNER THERE!!

Not only did Troy put this whole thing together without getting paid for any of his time, HE PAID AN ADDITIONAL AMOUNT OF MONEY BECAUSE WE DID NOT ORDER ENOUGH FOOD/DRINKS TO MEET THEIR MINIMUM!!

Thank you Troy for all of your time and hard work putting together and running this first small local BP group.   I look forward to attending more in the future!

I have a super awesome real estate agent at my disposal so we've got you covered!

Please do yourself a favor and START LOOKING FOR DEALS.  The most important thing you can have is a good deal.  GET THE GOOD DEALS UNDER CONTRACT FIRST, then look for buyers.  When you have a good deal, everything else will be easy to find.  Without a good deal, everything is worthless.

I would recommend contacting Doug Owens http://www.seattle-realestate-lawyer.com/ for reviewing your purchase and sale agreements and assignment contract.  He's also very investor savvy and is a pleasure to work with!
