@Nick Dallaire have you considered "House Hacking" (cred to Brandon Turner) as a means of getting your foot in the door?

I feel your pain.  I have been shopping hard money lenders, talking to everyone I know about what I'm doing and raising down payment money, looking for deals to wholesale to add to my down payment pot and working on a marketing campaign to help find more wholesaleable deals.  Wholesaling is not easy for sure, but for me (and probably you) a necessary means to get started.

I LOVED the podcast and am more inspired to work harder than I was before (and my friends already think I'm crazy for putting in the time I do between my J.O.B. and REI). I can relate to lots of his examples of others criticizing because it makes them feel better and as you become more successful, you have more problems. After listening to the podcast, I immediately got the book on Audible and have been listening to it every day. I do agree because of his high energy and repetition he does sound Guru-ish, however his messages are very clearly aimed at teaching his successful mindset and helping others.  

I do not understand why bold is not turning off but when I push the button and turn it off, it turns right back on as soon as I type again :p  

Anyone who sells aggressively will sound like a guru at times because they have the same sales mentality many gurus do.

Every show, no matter how small of an information biscuit my brain gets, is a life changer for me.  I listen to topics that I think I'll never use but still take something from the show.  Show 108 got me PUMPED and is just the kick in the pants I needed.

2015 is going to be my *****.  Keep the awesome podcasts coming @Joshua Dorkin and @Brandon Turner !!  I look forward to the next show every week!

I'm travelling the path that gets me where I want to go.  Can't be any harder than going to a J.O.B. every day and having the same job BS!  I'm all about this site and my visits will be time well spent!

Marketing has been emphasized in much of the learning I've done and on may Bigger Pockets Podcasts.  I finally see the value after listening to a few BP guests talk about their experiences with direct mail, etc.  I'm all in, marketing AND networking!!  My eyes will be bleeding soon!!

  • I am currently reducing my hours at my J.O.B. (Just Over Broke) to increase my hours at Great West REI.

What do you need more time to do?  Also is it wise to lower your W2 income and lending potential?  Are there other areas that you can cut back on?  When I was looking for my first deals, I got up at 5am hit the websites, and sent emails to Realtors before anyone got into the office.

  • I am very open minded and would love to work with any of you who want to money or time partner, and am looking forward to networking with other investors. I want to learn more, I NEED to do more!

Right now, the best use of your time is to network. I know there are a lot of REIA's on the Eastside (Bellevue and Redmond area) I'm not sure about what is happening up north, but if you really want to get things going try to get a Meetup setup in Monroe or Everett. Attract these people to your location.

Here's a problem I see, so many people get captivated by the thought of the E-Myth and 4 Hr Work Week, that they focus on the wrong aspects first.  Before you can build the systems and a business you need to be active in the business!

 Exactly the kind of input I was looking for Troy, thanks!  I have the Bigger Pockets Podcast to thank for hearing things like "You don't need a business entity if you're not doing any business" and @Joshua Dorkin repeatedly mentioning "If you don't have a deal, then you have nothing".  I have recently been moving away from spending time in the "analysis paralysis" worrying about systems and legal, etc. and working on marketing to find deals.

I am looking for off market deals to rehab, buy and hold with seller financing, or wholesale.

My job is good leverage for being there 3 years. The $49,000 W2 income for 2014 isn't stellar for our area and I think reducing it a little to increase my time to attend my REAPS and other local REIA meetings will be more valuable. My credit is trashed and taking hits every month from an underwater home I awarded my EX-wife in our divorce that I can''t get my name off of the loan on. She doesn't pay the mortgage, I am not on deed but am still financially responsible for. I have been working on that situation for a while, but until it is resolved, conventional lending for a property I am not going to occupy is not happening.

HELLO ALL!!!

I am extremely excited to be a part of the Bigger Pockets world!!!

I stumbled upon the Bigger Pockets Podcast on Stitcher as a recommendation.  I have since listened to just about every episode and a few multiple times!!

I created my profile October 24th last year and have poked around the forums and never completed my profile until today.  Surfing the site had my head spinning a little bit, but I feel more comfortable with it today as I become more familiar with the tornado of information at my fingertips!

For the last 2 years I have been feverishly working on Great West Real Estate Investments, LLC pouring every little bit of time and money I have into the business.

I have been checking CraigsList, calling FSBO's and making moves toward doing, but have yet to close my first deal.

I am currently reducing my hours at my J.O.B. (Just Over Broke) to increase my hours at Great West REI.

I am very open minded and would love to work with any of you who want to money or time partner, and am looking forward to networking with other investors.  I want to learn more, I NEED to do more!
