WHAT TYPE OF BIRD DOG INCENTIVES/REWARDS DO YOU USE?

I posted an ad in CraigsList recently offering a reward for property leads that turn into a deal I can close on.  I got a call from a guy who was understandably reluctant to tell me anything about the vacant and/or run down properties he had found.  He wanted me to tell him an amount of money I would pay him for the leads, but without being able to research them, I couldn't tell him if there was even any money to be had.

Does anyone have a contract/system in place for marketing to these people?

How do you explain payment?

I would have to think the simplest way of doing is saying I will pay x amount cash upon settlement of a house referred as a referral fee.  If the house is a bad lead oh well...  It might be a bit less motivational for them but I wouldn't go paying x amount per address.
