I agree with Joe, property taxes on new builds and HOA fees can have an impact.

@Daniel Barba as long as your comps are valid you can lean on the data. May have to adjust timeframe and narrow the distance since SA can differ from pocket to pocket even major roads or other factors can make it a challenge. Hope this helps. 

Might be best to continue to do your own marketing and networking for deals as you have been rather than rely on someone else's "deals" imo. Your end goal will be a factor as well depending on how big or fast you plan to go.

the point is, there are savvier ways to disclose this rather than the upfront/blunt version of "Hi I'm a wholesaler..." in my experience other agents arent very receptive.

@Peyton LaBarbera definitely would not tell the agent of the property nor the owner that you are a wholesaler bc wholesalers get a bad rep - find your own verbiage and look up videos online - I agree with the logic of focusing on off market deals bc the MLS On Market listings have thousands of eyeballs already on them competing with you and will want to verify POF to make sure you can actually close.

I am an investor and agent in SATX as well - I suggest you setup a keyword search for all things San Antonio and learn from the pros here - Rick has a great meetup as do many others you can find online. Wise to start connecting online and offline with these folks
