the point is, there are savvier ways to disclose this rather than the upfront/blunt version of "Hi I'm a wholesaler..." in my experience other agents arent very receptive.

@Peyton LaBarbera definitely would not tell the agent of the property nor the owner that you are a wholesaler bc wholesalers get a bad rep - find your own verbiage and look up videos online - I agree with the logic of focusing on off market deals bc the MLS On Market listings have thousands of eyeballs already on them competing with you and will want to verify POF to make sure you can actually close.

I am an investor and agent in SATX as well - I suggest you setup a keyword search for all things San Antonio and learn from the pros here - Rick has a great meetup as do many others you can find online. Wise to start connecting online and offline with these folks

It is a really solid area - great location to attractions, shopping, food and family fun. Also within commute to a few military bases and multiple highways @Allen Wu - I would pull the trigger in a heartbeat if it was a deal.

It really depends on which pockets of town you are looking into - as others have said before on other threads one pocket/neighborhood in San Antonio can vary greatly to another nearby so having boots on the ground sure helps you get a better idea of your tolerance and the surroundings. 

Where have you been looking specifically? I really like the far west and northwest side of town as I grew up and lived in these areas and know them really well - plus when I do start investing I like that it is an attractive option for active duty being relatively close to Lackland. @John Nichols
