@Kevondre Wesley welcome to bigger pockets! I'm also from San Antonio learning a lot. I'll be getting my RE license soon and want to double dip into both sales and investing. I suggest going to a RE meetup! @Rick Pozos has one that I really enjoyed. Whichever works best for your schedule. That's a great start.

Great question, I am a newbie but now I do pay much more attention to school districts, major employers, trends in the area, development and much much more. Being born and raised in SA helps a ton too but each day trying to learn more about my side of town as well as the areas I grew up plus areas I am interested in investing. Looking forward to the responses.

@Marco Lopez

That's awesome. What kind of small business do you operate if you don't mind me asking? That and the duplex were great ideas. I like the AirBnb concept as well.

@Jonathan Bombaci great points, thank you for your input. Definitely puts things into perspective. I'm sure one can get carried away if they aren't mindful of those expenses.

Hi everyone, my fiance and I are planning to turn our primary residence (SFH 3/2) into our first rental property by summer 2020. We live off Potranco/1604 in San Antonio and the area seems to be growing especially with the new shopping center and movie theater planning to open in the future. Plus the highway just got finished.

My dilemma is that I am having a hard time deciding how much I want to fix up the property if we intend to leave next summer and rent it out. What are some things we can consider improving that will have lasting value but won't be a total waste of time/energy/money? Anyone else been in this position?

Thanks for the help!
