The Tulsa County Sheriff’s Office is legally mandated to sell foreclosed properties as set forth in state statute.BIDDER’S INSTRUCTIONS

The property lists are normally updated each Friday*; properties to be offered at the sale taking place in six weeks are added and the properties that were offered on the previous Tuesday are removed.

To prevent the sale of a property, it is the plaintiff’s responsibility to submit any notice of recall to the Sheriff’s Office prior to the date of the scheduled sale.

Foreclosed property sales are held at 10:00 a.m. on every Tuesday in Room 119 of theTulsa County Courthouse.(map/directions). This schedule may be altered due to legal holidays or severe weather. Any auctions postponed will take place on the first business day that follows.

Notice: All foreclosed properties are sold “AS IS and may be occupied. Prior to bidding, research the property’s records for outstanding liens and taxes that may not be satisfied by the foreclosure auction.

The sale of foreclosed properties is open to the public and anyone may bid. All bidders will be required to provide their name, Name that Will appear on deed, phone number and mailing address. Once this information is recorded, the bidder will receive a bidder's number.

Bidding for each property will open at no less than 2/3 (two-thirds) of the property’s appraised value. All bid increases must be a multiple of $100 and may not exceed the previous bid by more than $5000. Please wait for the deputy to repeat the current bid before the next bid.

Successful bidders are required to provide a cashier’s check for exactly 10% (ten percent) of the winning bid price, before 1:00pm on the first business day that follows the sale date, at the TCSO Civil Desk, located in the Tulsa County Courthouse. The remaining 90% (ninety percent) of the sale price is payable at the Tulsa County Court Clerk’s office prior to the confirmation hearing; approximately three weeks after the sale date.

All cashier’s checks must be made payable to the Tulsa County Court Clerk.

When a successful bidder fails to comply with the above legal mandate, the next highest bidder may be given the opportunity to complete the sale, under the same conditions listed above. If a successful bidder fails to present the 10% by 1:00 pm the following day, that bidder will not be allowed to bid on any property for 30 days.

There are a ton of things that you can do to begin getting leads: Some have worked for me, Some have not.

Open Houses: very simple to do, yet CAN yields a ton of results. getting interested buyers are peoples first inclination, but it can do so much more than that, for Branding, getting to know different areas, previewing condition of homes, getting to know the market, etc.

Cold Calling: I am pretty good at this, and spend most of my time here. Getting motivated sellers or buyers on the phone to have a conversation with them

Door-Knocking: Same thing here, I tried Cold-Door Knocking, didn't really help me much. I went after the expired listings about 1 year ago, to try to restart that flame to sell again. 

These are just some simple ones, but like @Patrick Britton said, there are 30+ ways to get leads, and the best one for you is not for someone else.

Also, I categorize my lead generation in a SPREAD or CONCENTRATED approach.

PS. Pick a couple of lead generations tactics, COMMIT to do it for 6 months, then and only then can you re-evaluate and pick and choose which ones work for you.

I used to live in Columbus, my father was a professor at THE Ohio State University.

Now I live in Oklahoma, where they have another OSU. =)

I would say interview with a couple of agencies. Decide if you want to do a big company (national/global level) or a small one. I agree with training and culture, bigger companies have a cookie cutter training program and it gets the job done, smaller ones can be hit or miss, either no training at all or private mentorship.. If you have any questions, feel free to reach out. Remember, 50% of something is bigger than 100% of nothing.

I am pretty good at cold calling. I have success with both FSBO and expires. I would say I have more response from expireds, FSBOs take a little bit longer to gain a relationship.

In Tulsa, purely from an agent's perspective. There is a backlog of luxury properties of about... well, I'll just give you the data..

Greater Tulsa Area of REALTORS (not just Tulsa, but surrounding areas)

500k+

Active: 626 (average days on market: 150-ish)

Pending: 84

Closed in last 6 months: 155 (average days on market: 120-ish)

Personally, it took me a couple of months. But I was full time at another job. I took the course while I held my full time job. That took 3 months. Application to actually schedule the test, processing time took a couple weeks. I scheduled my test 1 month out so that I could study for it. After I passed my test, I interviewed a couple of brokers and took 1 month with my decision. Signed and had to wait a couple of weeks before the processing went through to actually hang my license. Then and only then can you sign up with NAR and your local realtor association to get the MLS.

Tulsa is an interesting market. Condo's can be worth it, but you have to think LONG term, like really LONG. The appreciation of condo's generally will be slower then SFH and most likely in Tulsa the condo's will be in the lower income areas.

Depending where you want to invest, I believe in Tulsa, condo's are a great way to start but there are more lucrative options.
