Finding the broker is pretty easy, most of them are trying to recruit agents.

I called around to some of the brokers and asked to see if it would be good to meet to see if we gel.

Instead of thinking they are interviewing you, it is good to be prepared to have questions lined up for them.

most houses on the MLS will be able to show with a realtor. Some have contingencies and don't allow to see because disturbing tenants or something of the like.

Open Houses can be a great way to meet people.

Not only do you get to meet people who are actively seeking to buy a house (sometimes they aren't) but you get to put up signs in the yard and the days before, get your name out there, build your database to follow up with.

I like cold calling because I am good at it. 

Going through your sphere can do wonders for you.

I think whatever way you generate, you need to do it on a scale of 6-9 months, do it diligently, and well. Then you should re-evaluate. 

P.S. Door knocking only works if you do it multiple times, actually have something to share and capture the "leads"

You will most likely have to get a preliminary license and hold it 3-4 years before you can get your broker's license. For Oklahoma you start as a PSA, provisional sales associate after you pass a test then you become a SA, sales associate, after you hold that license for a minimum of 3 years you can get a broker's license. As a PSA or SA, you have to have a sponsoring broker.

not going to lie, some houses don't even get bid on... I have had some where there are only 1 bid on some houses.

 There will usually be a contractor there that buys 10+ properties, and bidding increases are 100, so you can really just hammer away and go back and forth..

obviously with math... the lower the appraised houses are... the bidding "cushion" is only 10-30k. Not so great of a deal.

Even at 150,000, bidding starts at 100,000...40-50k of a cushion, and not having a foot in the door to estimate...

I am not sure if they actually get in the door to do an appraisal, most likely they only do a CMA appraisal.
