Hey all,

I know there are some people that have not yet invested in real estate and want to start! The way I started was actually "house-hacking" and I believe it's a great way to dip your toes in the water. 

In Tulsa, there are not a ton of foreclosed or banked owned multi-family properties. Being owner-occupied really gives you the competitive edge above all the investors because that's what the bank is looking for.

Like I said banked owned properties pop up only ever so often, but I found one that will be "COMING SOON": I do not know any of the details, but I think this is a great way to start investing. For owner occupied/house hackers, you actually get some incentives: including the 3% closing cost (if you qualify) , the ability to bid first, and usually a lower threshold that the banks will accept.

I would suggest "hot sheets". I have a couple of them that I look at 2-3 times per day. Here are a couple that I have: new or back on the market, short sales New or back on the market, REO New or back on the market, 60- $/sqft New or back on the market, 100,000- in specific school districts

Anyone as motivated as I after hearing this week's podcast?

I was inspired by Brandon's blog post about hand written font, plus the podcast of direct mail. I decided to launch a campaign.

I'm hitting up Pre-Foreclosures, marketing as an agent for short sales and as a cash buyer, double edge sword.

Anyone else up for hustling?

depends on the state, but yes usually there is a "seasoning" time between being your own "broker".

if you are buying, the realtors split the commission, so yes would get paid for buying a property.

DANG! my fees are so much more =( and I am not a broker. I can't imagine what my fees will be if I was to go on my own...

I would interview a ton of different brokers, they are going to be the ones to give you the answers. Most likely a small "boutique" broker, who won't train you or give you any desk/materials or help is going to be the best for you. But, if I was the broker, I would not want the liability... So who knows?! 

You should explain your situation and ask about that, my agency only allows for 1 house per year to call as your own.

That's a great breakdown. Your overhead is crazy low! (except for the assistant) 1000 for marketing per year!?
