Ah, the age old debate.

I wrote a post breaking down the cost of being a realtor for me. I subscribe to different services and marketing tools that really drive up my cost/mo for being a realtor..

If you were just using it to look at properties and to save the "3%" (it's not really the full 3... as per Russell's post) it probably won't be worth it at the moment, but if you decided to pursue investing, it is an amazing tool.

Keep working that COI! It's amazing how that works, for that listing, looking into "just listed" postcards to the neighborhood, and when it comes time to "just sold" cards. 

Look up something called Circle Prospecting, you can use it and really zone into where you had your listing.

Pick some more ways to generate leads and hammer them out! Word of mouth/referrals are amazing but only one way you can get buyers/sellers.

Anyssa Hernandez It does not take all to much to "start out" in real estate, but the rule of thumb is to have 6 months of expenses saved up because it takes a while to get paid when you are first starting. My advice to new agents is to pick 3 ways of lead generating and do them really well. It's so easy to get sidetracked with a ton of different ways to lead generate, but if you are consistent in lead generating you will be successful!

It's a decent deal..

105-110k ARV - Rent: 1000/mo

Just needs floor, paint, kitchen, appliances, misc (small house 1200 sqft)

Ideally, would like to purchase at 70k, but he can't swing that, I feel like assuming the loan at 75k is decent.

I read somewhere that land trust defer the DOS, maybe I was mistaken.

I have a house that I am looking at, but I can't quite get the price point that I want. 

If you can't get the price, get the terms...

I have heard that if you purchase a house in a land trust the due-on-sale clause can't be triggered, is that true?

How does one assume the loan and set up a land trust?

Would you take over a loan at a rate of 8.5%?
