Thanks for the info George Despotopoulos and Jeremy Pakalka . Curious to know if either of you have used hard money to finance a deal before, and how it turned out?

Interested in finding out the going interest rates & points charged for Hard Money Loans (actuals paid within the last 12 months would be great) in the following states, NC, SC, VA, MA, TX, MD, GA, FL, OH, NJ, NY, CA. Need to get a sense for the market. This is for SFH fix and flip deals. Thanks

Don't wait until you have $100K to invest in real estate. Grant Cardone is a very good salesman and reports to own over $500 mln in real estate, but his focus is on buying large multi-unit apartment buildings, so in that game, you can't even get someone to return your phone call if you have less than $100K to invest. Start small like 99% of people do with a duplex, triplex. I bought my 3 unit triplex in 2007 with $0 down (banks don't offer this type of financing anymore) and 100% financed. I was scared to death! I lived in one unit renovated then rented out the other 2 units. I've had months where I lost money (meaning spent more than I had) but many more months where I made money. Now, almost 10 years later, the property cash flows $2,300/month.

Hi BP'ers, My partner & I are looking to start a commercial real estate investment group. We own several residential properties, and are looking to get into the commercial RE apartment building space in a major way. We realize pooling our money with other investors will increase our purchasing power. 

The problem is, we don't know where to start? Legal forms? How to structure the deals? If someone could point us in the right direction, it would be greatly appreciated. Thanks!
