We use REI Blackbook for our seller site, buyer site and authority website. Very good system for marketing your REI business. We also use it to market our wholesale deals, rentals and flips via single property websites.

We use InvestorFuse for our CRM.

Anthony, thank you for the detailed feedback on the Providence market. I really appreciate it. My rentals are in Boston, but Boston has gotten so pricey, it's time for me to look elsewhere. You currently have any rentals in Providence? What are the average rents? Cash flow, Cash on Cash, Cap etc? Also do you have a Property Management company in Providence that you recommend.

@Anthony Thompson good points. I know the Boston market, don’t really know the Providence market. You’re right about the overall cities being not comparable. Boston is an A class city while Providence is a C+ city RE jobs, infrastructure, etc. As far as 3 families, what are the numbers on a solid 3 family in Providence? Any areas particularly up and coming?

@Marchaina Williams have rentals in Boston, none in Holyoke as of yet, looking to purchase some. 

@Harry Marshthanks for mentioning subject to deals and adding in depth insight to this thread. I've also been looking for rentals in CLT for the past 6 months, and prices are too high if using conventional financing. They simply don't cash flow. Knowing that everything is negotiable. How much cash do you typically negotiate on your subject to deals? Can you provide an example of subject to deal you've gotten for $50K and how much cash you put into the deal? 

Also, do you have a wholesaler in Gastonia/Harrisburg/CLT that you recommend?
