Update: I’m now using REI Blackbook for my websites, SEO, online lead gen, email marketing etc. We also use Investor Fuse/Podio for our CRM. Both are good systems that we use for different parts of the funnel and business.

Michaela, congrats on getting into the real estate investing business at such a young age. Airbnb can be very lucrative but also somewhat volatile. Sure you can buy a property and do short term rentals. Much more capital up front, but lower risk of the landlord banning short term rentals. Just make sure long term tenant rental rates cover all of your expenses just in case short term rentals doesn’t work out. Or you can use the Rent to Rent strategy you mentioned of being completely up front with the landlord that you’re renting the property to rent is out via short term rentals. It’ll take some convincing, but if you find the right landlord, they may be game. If you’re looking for help in calculating the numbers and ROI, cash flow etc, I found a great Airbnb calculator I can share with you.

I know this is an old thread but I acquired my first property via house hacking in Hyde Park. I have access to off market properties (20-40% below market value) through some direct marketing I’m doing in Boston if anyone is looking to House hack at a discount.

Hi BP'ers. I have a property under contract in AL that I'm looking to wholesale to a cash buyer investor. I know in some states, my home state of NC being one of them, you're able to list a property on the MLS without owning the property. (In NC there's a box you check on the MLS that says "Seller Does not own"). Wanted to know if that's possible in AL? Any insight you can provide is much appreciated. Thanks!
