Based on my underwriting, I'm seeing cap rates of 13+ in Holyoke, this is accounting for 6% vacancy, 10% maintenance, 10% property management fees, and 10% cap ex. Any Holyoke landlords that can speak to the pros and cons of owning multi-family in Holyoke? @Thomas Gagnon

Hi BP! Running into a rash of sellers who are behind on their mortgage and considering doing Deed in lieu of Foreclosure. What are the implications on a sellers credit of doing Deed in lieu? Reasons they’re better off selling to an investor?

How much does this NV based Seed Capital company charge for procuring business Credit for you? If you have a good credit score, 800 or above, can’t you just go apply for 0% interest business credit cards on your own and not have to pay a fee?
