In need of some direction

Hello All, I am completely new to this so please be gentle.  My wife and I would like to start building our rental portfolio. We have a second property outside of Little Rock, AR. It is aprox 30 acres and we have a little over 50 persent equity in it.  I’m looking for some ideas of the best approach. Sell and and reinvest, heloc, or something else. I know that is an open ended question but I thought I would put it out to this great resource.  Thanks!
