Have you looked into tax deed property sales?  Arkansas has a great system for tax deed sales, which attracts investors from all over the country.

I've been using the Mile IQ app for my Iphone to track milage. It works pretty well, but you are limited to 40 drives per month with the free version. I'd love to hear about some better alternatives.

Be sure to check out the tax sales, here in Arkansas. Many of my clients are out-of-state investors who buy properties from the tax deed sales, here.  The commissioner of state lands has several auctions coming up.  Just google "Arkansas tax deed property."
