I would highly recommend using Dave Clark to get some contracts together for you. He made me some shorter purchase and sale contracts and only charged me $75. That is to actually make shorter contract. I'm sure it would be less if you just wanted a standard rental agreement. I have had other Attorneys charge me over $350 to just fill out and send me the standard purchase and sale contract. If your interested, Tom Clark's phone number is, (614) 875-4895. You can find some awesome deals across Ohio in the $20,000 - $30,000 range. Especially if your not buying turnkey.

We just picked up a retail flip estate sale deal.

$25,000 and needs $20,000 rehab.

Will list in spring and push the $110,000.

One of our better deals for sure.

@Rick Harmon 

In the letter, do you mention that you found they were delinquent on their taxes via county records. Or do you just send them a typical letter saying your an investor looking for deals. 

I am getting ready to do a delinquent tax mailing and am doing a little research on what kind of letter works well in this niche.
