All of the above are great answers. One I have also used that I learned from @Sharon Vornholt (can't get the stupid @ thing to work,) is to use the auditors website to look at recent sales in the area. In my county at least, we can then click on the name of the owner and see if they own anymore property. I'm not sure if you can do this in all county's, but it has worked for me so I thought I would throw it out there. Good luck, David

Good point about it being realistic in my market. In some parts of Columbus, I can see the GRM of 10 rule working as a quick calculation, in other areas, not even close.

The lady who told me that is, as far as I know, getting all her leads from direct marketing to motivated sellers.

I talked to a man today who said when he bought a couple of rentals 30 years ago, he used a rule of thumb that said "purchase price was monthly rent times 10." Anybody heard if this?

I also talked to a lady who is really active in my market say that her rule of thumb for rentals was ARV x .6% - repairs.

What do you guys use as a quick rule of thumb.

Post: Seller has tenante who won't let him inspect the property

I just got a call from a man I had a scheduled meeting with tomorrow, to look at some houses he is selling. He said that his tenants, who were supposed to have moved out, won't let him in to see the house. I was wondering if I could offer him some kind of a deal where I get a contract saying buyer would take care of the tenants, but it would still be subject to inspection after we get them out. Crazy? Not?

I am just trying to think of some way where I can help him with the problems he is having and turn this into a deal for me. I would love to hear your ideas (exit strategy is to assign the contract.)

@Rick H. Thanks for the help. So would you suggest calling them, or are you just saying research them a little more and if they seem like they might be a good lead write a  customized letter?

Hey Everyone, 

I found some old probate cases (2001) that are still open. My question is, should I send them any letters. Or are they still in probate because they have lots of liens on the property or lots of back taxes (actually if that is the case maybe I should mail to them.) Anybody have any experience or thoughts.
