I just got a call from a seller who was responding to one of my letters. They said that they wouldn't be able to sell until June or July since they have a tenant in the property. Is there any way you would suggest structuring a deal like that. Should I get the property under contract with a closing date in June? Is there any way to buy it now, if they would be comfortable with that, and keep the contract with the tenant?

Hey @Brandon Turner thanks, I have already read the book and listened to most of the podcasts. You have some good stuff there. I really enjoy the podcast and am always learning new things from it.

@Franklin S. I never thought of Facetime, though I assume I would need some more experience before I was able to do that. Would you have any advice on working with someone else?

Hey everyone,

I have been lurking for a while, so I thought I would finally step out and introduce myself.

I am a seventeen-year old home schooled senior. I have been interested in real estate investing since my brother started buying a couple rental properties when I was around 10 or 11. I wanted to do the same but thought I would have to build up some cash with a job before I could start. Then I found wholesaling a six months ago and have been researching it ever since.

I hope to be able to wholesale several properties before I graduate and gain some experience. I also hope to build connections with investors and wholesalers all over, but especially in the Columbus market.

Any advice, but specifically advice about starting out young would be greatly appreciated

I have been wondering for a while how you would assess repairs on a possible virtual wholesale deal, so I thought I would put the question to BP. If I found a motivated seller, and knew that it would be a deal at such and such a price, how would I estimate the repairs so that I could subtract them from the offer price? Would partnering with another wholesaler in that market be a good option?

What do you think?
