Does anyone have a good scraper they use for zillow? I am not really finding anything out there that seems worth the money.

I use county records mostly to find my comps. You can also use services like zillow  to find sold comps, but you should always confirme with county records.

If you are wanting to do your own mailing, I have used some of the coordinated letters and envelopes in microsoft word, and they seemed to do well. It was just a typed business letter, but I think it stuck out from the rest of the mailings. It was pretty easy.

I would send the contract after we had conversed on the phone, but we just weren't even in the same ball park. I would fill it out with a very conservative offer and send it to them. They guys I know who do this say that every once in a while they get people who sign and send it back right away, but most people will file it, and then pull it out again in six months or a year and call back to see if the offer is still good.

Hey Everyone,

A little background for this question. I am wanting to send every seller that responds to my marketing a written offer. I want to send them a simple form letter thanking them for their time, and attach a 4 page contract that is filled out with their details. I have heard other investors say this works very well for them.

My concern is with properties that I haven't seen. Should I not be concerned about it, and if they sign it, and I realize the house needs a lot more work then expected, just renegotiate? Or would it be better to use something like a LOI. Does anyone have any ideas
