Hi Daniel,

Welcome to the BP Community. I wanted to chime in to answer your question. I am not sure exactly what the deal is he is offering you without seeing the information but, from what it sounds like to me it is not a very good deal. It is my experience that HML's lend 80%-100% of purchase price and 90%-100% of the rehab costs (put into an escrow account and paid in draws) you would need to pay for closing costs, fees, points, inspections and appraisal. If you do a joint venture then you may not have to pay much of anything at all but you will have to give up a part of your profit for them assuming all the risk. Congrats on joining the BP community!! You may not realize it yet, but it won't take you long to discover you have made a very wise choice in joining this website and in your future. There is a lot of information on here for all types of RE investing for you to gain knowledge & understanding of the REI world. The information on the site is in many different formats like webinars, podcasts, forums, articles and books so you can learn in your own way. Since you are looking into fix & flipping houses I would recommend 2 books by John Scott "Flipping Houses" & "Estimating Rehab Costs" both very good books. If you are looking into rehabbing & renting or buying just rentals then you may want to add 2 books by Brandon Turner called "Managing Rental Properties" & "Rental Property Investing". But, the best advice I can give you is to join a local REIA meeting, network, or club. You can check the community tab on the site for networking events or google "meetup.com" In the meetings or networking events you will me people like yourself and be able to make connections which in the REI business is crucial. Those meetings are also usually the best source of what is going on in your particular marketplace which can be very helpful as well in your decision making process. The information is in many different formats like webinars, podcasts, forums, articles and books. Since, you mentioned your interest is in buying rental properties you should read 2 books by Brandon Turner called "Managing Rental Properties" & "Rental Property Investing". But, the best advice I can give you is to join a local REIA meeting, network, or club. You can check the community tab on the site for networking events or google "meetup.com" or as suggested by Ed W. attend his meeting. In the meetings or networking events you will me people like yourself and be able to make connections which in the REI business is crucial. Those meetings are also usually the best source of what is going on in your particular marketplace which can be very helpful as well in your decision making process. Welcome to the BP community and congrats on making your first post!! You have made a very wise choice in your investment into BP. You stated you already viewed some webinars and listened to some podcasts that is great I would recommend as well as Paul Timmins did to read the 2 books from John Scott if you are looking into fix & flips if buy & hold for rentals is your choice I would recommend Brandon Turner's 2 books "Managing Rental Properties" & "Rental Property Investing". I also would very highly recommend again as Paul Timmins did to locate a local REIA meetup group, meeting, or club. Those meeting can be very helpful in meeting people just like you and also seasoned people you can talk to bounce ideas or questions off of. They are also usually your best source as to what is happening in your local market area. Welcome, You have made a great choice in joining the BP community. Congrats to you on your quest to learn in the REI arena. This site is full of educational materials in many different formats to suit your learning style from webinars, podcasts, forums, articles books, etc... If you are going the route of fix & flipping I would recommend the 2 books by John Scott "Fix & flipping homes" and "Estimating the cost of rehab" but, if you are looking for buy & hold for rentals Brandon Turner's book on "Rental Property Investing" is a very good read as well. I highly recommend finding and attending a local REIA meeting, group or club. You will find there are other investors there like you that you can talk to and ask questions. They are often the best resource to you because they are involved in your local marketplace. If you ever want to discuss your investing plans further or just have questions feel free to contact me.
