Hi Christopher,

                   I have found through my clients who are investors themselves is to let them know you are a real estate agent that is getting into the investing business and are new to it so just getting your feet wet and trying to learn the business as you go. You are just looking for some suggestions and guidance and thought they maybe able to help since they are experienced. I hope this was helpful to you?

Hi Philip,

Welcome Philip to the BP Community!! The answer to your question is "Yes" as Skip said it is for your protection and that of your personal assets. There are many moving parts to the business and anything can happen during any part of that process. It is not any harder you just need to have it setup and all the LLC documents handy to give to the lender. Items you will want to have when LLC formed are these are general and they will depend of the entity you form and state. Articles of Incorporation, Certificate of Formation, Articles of Formation, Bylaws or Operating Agreement, Federal EIN Number 7 Verification. I hope that was of help to you. Hello & Welcome to the BP Community!! You have taken a big first step in your investing career I applaud you for that. You have made a wise choice in joining the community. This site contains a wealth of information from blogs, podcasts, webinars, articles, books, etc... I suggest you take advantage of all of it and educate your self as much as possible. Depending on which investing path you choose checkout the book section as well as there are some great books to read. But, most importantly like Paul Timmins suggested and I fully agree locate some local REIA groups, clubs or meetings to attend as they can be the best source of information and insight to your local market. You can also meet and talk to other liked minded people such as yourself. If there is anything I can help you with or questions I can answer for you or maybe just discuss your investing plans. There is something for everyone. There is a lot of information to be found here as well in many different forms such as webinars, podcasts, forums, articles, books and so much more. You will find the people on the site to be very helpful as well. But, I would also suggest while educating yourself also look for local REIA local meetup groups, clubs or meetings they can often give you additional insight and information about your local market. It is also nice to meet and talk with other like minded people who you can share and maybe learn from as well. Welcome to the BP Community!! This is a great place to get or find information about anything involving real estate investing. Like you my father was also a Vietnam Veteran and served two tours there. He was in the Air Force for 28 years, I am also very proud of him. I would suggest gaining as much knowledge from here as you can. I also would suggest to find a local REIA group, club or meeting to attend as they can be your best source of information for your local market. Welcome to our BP Community and thanks for posting!! You have made a very wise choice in joining the community. There is a lot of information here for you to learn from. Paul Timmins has made some very good recommendations about the John Scott books and joining a local REIA meeting, club, or group they can be very helpful to in learning about your local market. Now, since you in NJ and looking to invest in NC it may not be as easy for you to accomplish that. So, try and find people here in the community that can help you or you can connect with to talk to that maybe able to assist you. Hi Andrew,

Welcome to the BP Community!! Rentals can be a great source of income as long as you get them in the right areas that you can get and sustain renters. Like people have said there are good and bad parts of almost every town but you just have to do your homework, roll up your sleeves and do the research, sometimes even drive through the neighborhood if possible to see what or if it is an area you feel is worth your time & effort. Join a local REIA group, club or meeting and talk with others like you about the local market. They often can be your best source of the most current information to the area. Don't be afraid to check out all the site has to offer there is a lot of useful information here as well to assist you.
