Hello! I have been a finance professional for 10 years, and am entering the world of real estate now because it is my passion. I sit for the Sales Agent exam in a couple of weeks, and am also working on funding, planning, and looking for my first flip. I am hungry for knowledge and would LOVE to connect with Fort Worth Investors and Brokers!

Hello and welcome to BP!  It's great that you are getting your license.  I had a broker license fot about 30 years.  I never used it full time.  I hope your broker is giving you flexibility to do what you want.   I live in Dallas County and was born and raised in the city of Dallas.  I hope you get off to a good start.  Team members are very important to you.  They can provide a bunch to you.  The main Team members that you need are Attornies, CPA's (or accountants), Insepectors, General Contractors, and Handeymen.  They should be local and experienced professionals you trust and will return your phone calls promptly.

Always do the math analysis numbers and try to look at the subject property before you make an offer  or at least have a clause in the sales contract to allow you the time (about 15 days) inspect the subject property and possibly back out of the deal without a penalty that has a penalty greater than your earnest money amount.  After you close, immediately get an insurance policy that will protect you in case of a loss.

As soon as you comfortably can, change the exterior door locks.  If the locks you took off are still in good shape, just use them at another address.  Do not cut any corners and keep your emotion out of everything.  Stick with your criteria and goals.  Do not try to everything yourself.  Keep your Team members happy by contacting them monthly even if it is just to say hello.

I also went to college, not that it is mandatory, and I got a business degree that emphasized real estate.  Since I was in Texas and planned on staying there I found out about taking a test and becoming a broker so I took a test and got the license.  Regardless of what I had I felt more comfortable in the construction business. I stayed in that business for about 35 years including those college years.
