The only way to find investors is the same way you find sellers......MARKETING!!! Get out of your house and hit your local real estate networking groups. Go to sheriff sales and hand out your business card if you have one, create an online sign-up form and market it all over social media to get potential buyers to sign up...etc etc etc.......so many things you could be doing to attract buyers. But one of the best ways to actually get buyers is to actually have DEALS!!!!!! When you actually have deals and real deals, the buyers will come to you!

The short answer is Yes! Philadelphia is pretty big, so understanding which neighborhoods will be key.

Connections will not bring you leads.....only marketing will do that.  Are you doing any kind of marketing at all? How are you reaching out to motivated sellers? Do you have a website? Business Cards? Are you mailing out letters? Wholesaling has nothing to do with real estate and everything to do with sales and marketing.

Philly is block by block, there is no way of knowing without the exact address of the property. If you have access to MLS I would pull comps within a 0.25 miles radius and look at everything that has sold for both cash and with loans. Also, pull all active and completed rental comps.....just based on that info you should have a good sense of the values and whether or not it would be a good flip or hold.

You take it to a title company and have them do the search.Normal cost is about $250, that's what you stand to lose if you cant close the deal. There is no such thing as wholesaling without money out of pocket or at least some loss to you. At least if you're doing it the right way.  Soon as I put a property under contract it goes straight to the title company, how else will you find out if doesn't have issues?? I don't know anyone else doing it differently.......you will find newbie wholesalers holding onto until they find a buyer if ever. The right thing to do is pay for the title search yourself.

Read......read more.....network.....read again.....go to meetings......do actionable steps to move in that direction. There is no other way of starting other than to start working your *** off!

@Joshua D. lol didn't mean to get the rant going again lol.....I pretty much agree with everything you are saying. At one point I wanted to rant myself. It's a shame but the reality is we can't stop it.....the noise around us is way to loud. Too many "guru's", fix n flip tv shows, weekly meet-ups, etc etc....they don't listen to people like me and you. We're considered "haters"........once that became clear to me I just concentrated back on my business and building up the people around me.  I was also the average one at one point....once I got that out of my head I started to excel even further so I appreciate all the comments and you ranting!! :-)

Don't get me wrong...I pretty much agree with everything you just said......now take a step back.......think about most professions in life. Don't know about you but I've spent 12+ yrs in the corporate world and there were ALWAYS 1% of the sales rep doing much better than the other 99%. Only the top 1% of athletes make it to the professional leagues. No difference with wholesaling.......most will try but only the top 1% will really thrive in this business. It's super frustrating to see some many "newbies" but it's the nature of the beast.....besides if you are a true professional...all these "newbies" will only make you look better. Majority of our client's sign with us because they say we are the most professional. Don't rant..use it to your advantage!

I personally don't think it will matter much which one you pick, I think the key will be to customize yours so that it doesn't look and feel like everyone else's. I would highly suggest you either do it yourself or pay someone else to ensure that your site is completely customized regardless of which one you pick. I see so many people just pick one of these companies and then do nothing to the site other than changing the logo. Your website should be a constant evolution and both of these companies make it easy to change things and keep up with the market/trends.  

I had my own site that I created but recently switched over to IC for all the other extra benefits that I didn't have with my Godaddy site. I can't tell you why I picked IC over LP other than just the way I liked the look and feel of the site and also the mobile experience. I also have sites for my buyers and also buy/sell land so the face I could manage multiple sites with ease was also a big plus. Lots of extra marketing options and support is also a plus.........once again I believe customization is the key regardless of which one you pick. Best of luck
