@Jay Hinrichs I agree.....I'm not a big fan of "newbie" wholesalers just jumping in with no experience so where on the same page on that front! @Jay Hinrichs Thanks for your insights but I have closed on over 50 deals in the past 2 years with the FULL intention of closing on every home. I also flip and have a rental portfolio.......and NEVER have any intentions of pulling a "fast one" on the sellers so I would say that my moral compass is just fine.  I was simply trying to answer or find out what his question was.....but thanks for your comments and providing your 2 cents!

@Matt Burns Yes, I live in the Port Richmond area and yes I would advise moving/buying depending on which part of Port Richmond. It's pretty much a working class area and is growing slowly.

What do you mean by "buy more time"....are you referring to extending the contract pass 30 days? As a wholesaler why would you be concerned with buying the home?  If you can't find a buyer the worst case scenario is you lose your deposit, not sure why you would think that you have to buy the house? Sounds like you need to do much more research on what wholesaling actually is and how to do it.

What are you currently doing every single day to try and grow that list? And how long have you been at it? Without information like that it's hard to answer general questions. The best way to build a buyers list that nevers stops growing is to never stop marketing and also have good quality deals.

@Account Closed You build a buyers list over time by doing the following on a daily basis: 

1. Marketing 
2. Promoting your buyers list - (do you have a link for it so people can join? Or website?)
3. If you actually have current deals you should be promoting them and adding those buyers to the list
4. Going to local networking events and actually meet and greet with people
5. Social media outlets

etc etc etc.......It's a process that takes time unless you plan on buying crappy lists. It doesn't happen overnight, its something you work at day in and day out if your serious about this business.

Standard agreement of sale for real estate. You can get one anywhere.
