Anyone here deal with Farmland and residential properties out in Gettysburg PA?  I have over 600 acres of land potentially for sale and would love to speak with someone in that area.

You can buy probate leads every month....plenty of sources online that sell them. There expensive and limited at least for the good ones.

Not sure I can help answer your question, but I live and invest in the Fishtown area for the last 10 years or so. There are NO caps on fees!!! Period!!! Anyone that says different doesn't belong in sales. I have made over $100k in fees in just 1 deal. My average is $10k-15k. It's all about how well you negotiate and buy properties for. The sky is the limit.

There are no tips or shortcuts when it comes to marketing and hustle when you have no budget. The name of the game is consistency. If you don't have a 4-6 month marketing plan in place I would start over.  Deals just don't happen over night or even in a few weeks.

@Miguel LuzonIts all going to depend on the size of the lot and dimensions and zoning. I live in that area and depending on where it's located will depend on whats it' worth.  Is it big enough for someone to knock it down and build new construction? Or is it located in a part of Kensington thats still "ruff around the edges"?

If you have MLS access you should be able to pull up the dimensions and zoning...if you don't have MLS access I would suggest linking up with someone that does.

You dont need a "website" for investors.....open up a FREE mailchimp account which will allow you to set up a link so that people can join your "buyers list".........if your not already in the process of collecting emails then your missing the boat. You need a solid buyers list if you plan on being able to sell inventory.
