Philly is block by block, investing in an area that you don't know anything about is probably the worst decision anyone can make. If you live in NY I would suggest trying to find a rental property closer to you rather than out of state.  The zip codes you mentioned are some of the hottest zip codes in the entire country and finding a multi-unit will be very difficult.

I would try to give the squatter "cash for keys" before anything else is done. I have done this method in the past and seems to work just fine in most situations. Otherwise, the only other option is to start the eviction process which can take up to 6 months in Philly.

At that price, nothing makes it attractive. Looks like whichever agent listed it listed it way overpriced. Most shells in that area are selling for $130k and under. It will never sell at that price.

All you need to do is ask your question in the search bar and see how many times people have asked the very same question. All of the answers you seek are already here. Finding "motivated sellers" is all about sales and marketing.....wholesaling has nothing to do with real estate and all about sales and marketing. That's how you find "motivated sellers"....through marketing efforts.

Wholesaling has nothing to do with real estate and everything to do with sales and marketing. Just think for 1 second, if you were to open up a new business, how would you advertise? Same thing here....you have to utilize ALL marketing strategies.....(internet, social media, newspaper, print, business cards, networking, etc etc etc...).

You should learn about actual investing in real estate which is very different than all the stuff you just learned to become an agent. Learn about all the different investment strategies, learn what an 'Off-Market Deal" is as most agents and brokers don't. Selling real estate to retail clients is very different than working with investors who are looking for investment properties for flips or buy and holds.

They're gonna lend on a few things: Credit, Money in the bank, Experience, and most importantly the numbers of the deal. Meaning, do the numbers work and is the spread big enough.

The best thing you can do for yourself is to invest in yourself! Books are free at the library, podcasts are free, there are about 100+ articles about investing and wholesaling all over the place along with TONS of free Youtube videos to watch and learn.  I would start with learning what a real estate investor is and does before you do anything else at this point.  As for wholesaling, it has nothing to do with real estate and everything to do with sales and marketing, without a marketing budget and a way of generating consistent leads it can be very difficult to sustain.
