Question for Wholesalers - How do YOU clear title?

Hello Wholesalers!

I have a fair amount of real estate experience and a real estate license, but virtually no experience with wholesaling or wholesalers.

I've heard and (I know it's good) that most investors will want to make sure the wholesale deal's title is clean (or clean-able) with the contract price.

SO...how are you going about getting these title searches?  how much do you pay for it?  Do you have the rehabber who buys the deal ultimately pay for it?  Are you using local attorneys?  Or how about the national companies like Abstrax?

I make most of my contracts contingent upon clear and marketable title. I've been doing this since I started with no money and wanted to cut all costs. This way the buyer has no liability to close if title is not clear and I wouldn't have to pay to run title.

I now have good standing with two title companies that will run title at "cost of doing business" which doesn't cost me a penny (:
